Actually very friendly staffs and cleaned rooms. But sometimes they’re getting aggressive if you come back late and wake them up to let you in.
I liked it here, the hotel has a caring manager, so everything was fine.

Super clean and comfortable rooms. Exactly what we needed after our long trip on the night train. Really close to the train station too so very convenient and cheap taxi ride.
Staff were really friendly. Our room was spacious and clean with aircon and western news channels available on the TV. The hotel is close to the train station and has some local restaurants nearby, although they seemed a little expensive along the bay road.
We stayed at the Rosa bayside or three nights. It's located a short 20 minute walk from the train station on the road that follows the bay. This hotel is brand new: we were hesitant to book a place for only $8 that had no reviews but our courage was rewarded. The hotel and rooms are all well appointed as a mid range hotel: 24 hour reception including a security guard at night, a lift, room service available. The rooms are nicely decorated and have a quality mattress (although still firm in what seems to be the Vietnamese style) air conditioning, a fan, a phone, a refrigerator even a nice light with a dimming switch. We were able to request a tea kettle and cups as well. There are more expensive options for a room with a view but our standard room had a decent view of the bay and mountains. The staff treat the place like a hotel as well: we received a call in the morning to ask if we'd like the room cleaned and if we'd like to book the room or our motorbike for another night; although their English isn't perfect they do better than some and are friendly. The location was perfect for our needs: close to the city so an easy walk to yummy food and coffee in the mornings and a short convenient motorbike ride to the gorgeous Son Tra penninsula (our motorbike rental with them wasn't the cheapest we've had at 150kvd but still cheap by western standards). Thanh Binh beach is also a 5 minute walk away although it's not our first choice for a beach in Da Nang Overall, if you're staying in Da Nang I would book this place while the prices are still low. Their prices target the budget backpacker but the quality and service they provide would be fair at a much higher price. Highly recommended!

The owner seems like she didn't do well at school. I agreed to pay 350k for a room which is usually 200k because of the firework festival. I've stayed before and it was fine but then she asks for a deposit, something I've never been asked for by any hotel ever. I explain that amd also reiterate that I'm there every weekend for work so I'd be a regular guest but she doesn't care and won't negotiate. This is the type of logic you're dealing with. Also when I stayed previously she mentioned she was spraying the room I'd booked for bedbugs so yeah, best avoided.
